Investing money with EstateGuru is easy and quick, however, there are a few things it would be better to know before you start. This guide aims to ensure that every step of the verification process is clear and that you understand the reasons why we require certain things from you before you can invest.
First things first – you must be over 18 years old and have a bank account in an EEA (European Economic Area) country or Switzerland to invest with EstateGuru. Unfortunately, both of these requirements are non-negotiable.
To start your registration, you’ll need a working email account. You can also speed up the registration process by linking EstateGuru to either your Facebook or Google accounts. As soon as you’ve registered and clicked the link in the activation email, you will be able to log in, but there are still a few steps to complete.
(By activating 2-step authentication during registration) Once you have confirmed your email address, you will be asked to enable 2-step authentication. This requires a working phone number and is a measure put in place to boost the security of your account. You will be sent a six-digit code that you need to enter. The same applies even if you do not activate 2-step authentication.
You will note that we are following Know Your Customer (KYC) processes. This regulation requires that businesses verify the identity of their clients either before or during the time that they start doing business with them. Again, this is a non-negotiable requirement.
This system is meant to protect our users, our platform, and all the investments made on EstateGuru.
To assist us in making sure that you are really, well, you, we use a third-party service called Veriff, who help businesses around the world meet KYC requirements by offering real-time, ID, video, and document analysis. They’re experts at checking your documents and proof of identity quickly and safely. While we offer a manual identity confirmation service, we advise all newcomers to use Veriff, as it is quicker, easier, and very reliable.
Once you log into your newly created account, a screen will appear, initiating the verification process.
To proceed, click “Automatic verification” and allow your web browser to have access to your camera and microphone. When this is done, the verification process continues in the Veriff video identification environment. After confirming that your camera and microphone are both working correctly, the process will continue with a screen where you need to select the type of ID that you would like to use for verification and agree with the Terms & Conditions of Veriff. The types of ID that make the grade are ID card and Passport. We do not accept Driver’s Licenses.
The next steps are then detailed on a screen where Veriff tells you to take a photo of your ID and a portrait photo as well. All of this has to be completed in 5 minutes, so make sure you have all of these ready before starting the process. When ready to complete the steps, click “Continue“ to start the verification process. On this screen, you also have the option to go to a link for manual verification, in case you do not have a webcam for the verification process.
Up next, you need to take a clear photo of the front of your ID. All the necessary information should be visible. The next step is to take a clear photo of the back side of your ID (not in case of using Passport for identification) and the final step is to take a portrait photo of yourself. All of these steps are necessary to complete the verification process and to confirm your identity. Should your computer not have a webcam or have a bad one, you can use your phone’s camera.
Once you’ve completed the process, a screen will appear confirming that you have verified your account. If you’ve chosen to use Veriff, your account will be ready. If you chose to do the process manually, an EstateGuru employee will need to review. We strongly advise using Veriff for speed. Once confirmed, you will get an e-mail saying that the process is complete.

Add funds to your account
So now that you have an account and we’ve checked who you are – it’s time to start investing and to do that, you’ll need to deposit some funds.
We’ll also ask you to connect your own EU bank account to your EstateGuru profile. This is so that you can easily and quickly withdraw your funds when you choose.
To do this you need to make your first deposit. This can be for any amount between €0.1 and €10 000. Please note that investing begins at €50. As soon as you make the deposit, we will register the account.
Once this is done there are several other ways to add more money to your account and the good news is that we don’t charge any fees for deposits or withdrawals, although your bank might.
- Make a bank deposit: This is straightforward and easy. Simply deposit funds into our account using the IBAN number shown on the deposit page from the account that you have linked to your profile. Make sure you use your unique reference number and EGU code (also shown on the page) so that we allocate the money to your portfolio.
- Use the LHV Bank link: If you have an account with LHV in Estonia, deposits are immediate so this is the fastest possible way to add money to your account.
Depending on the method you chose to use, the money should be in your account anywhere from immediately to three days later at most. SEPA deposits are not processed on the weekends.
